Tenant Screening Process
The tenant screening process begins with the very first conversation you have with a prospective tenant. Your first conversation will most likely be over the telephone so remember to always keep a notepad handy to take down notes. You might also want to keep a list of questions handy if you have not memorized them already.
Most of the time prospective tenants will inquire on the property specifications and any rental policies. This information may already have been listed on your ad but some people will just go ahead and ask anyway. This is alright because you want to make sure that the property is what the tenant had in mind. There is no use taking the time showing a one bedroom apartment when a tenant was looking for apartment with three bedrooms. You never know how a prospect understood your ad or if the prospect inadvertently listed your number instead of another.
Another important part of the tenant screening process is to do credit and criminal record checks, and to ask for a referral from a previous landlord. Make sure that the prospect understands that you intend to take these steps. If a prospect knows that he/she will not pass a credit check then you will probably have not to waste any more time.
Once you are sure that your property is what a prospective tenant is looking for and that special rental policies were completely understood, then you can schedule a time and place for you to meet. When you get a chance to meet a prospect, pay close attention to how the person dresses and how the person communicates with you. How a person dresses can be a good sign of how the person will take care of the property. How a person communicates with you is most likely how you will need to deal with that person in the future.
A good tenant screening process will give you a chance to avoid future problems. Make sure that your tenant screening tactics will give you a better picture of the tenant’s attitude and intentions.
